     No one can ever time the exact bottom of a market. And just by its very nature, by the time a bottom is reported,  prices are on their way up again and some of the deals you once saw are no longer there. If you relate the economy to the face of a clock with 12 o’clock being the high and 6 o’clock being the low, you generally win the game buying between 4 and 8 o’clock.   I can’t predict the future, but my feeling is that we are somewhere between 5 and 7 o’clock.

  1. Monthly year after year home sales have been increasing in the Bay Area for the past nine months, including last month. Although at a lower price, activity is definitely picking up on a consistent basis.
 
  1. Interest rates, while still low now, have been rising significantly and are anticipated to continue to rise as investors demand a higher return to buy US debt as fears mount regarding the level of government borrowing and spending. The same concern regarding the trillions of dollars the government is borrowing and spending may increase inflation in the not too distant future, which will also lead to an increase in the price of building a new home.
 
  1. Current lower  production levels and potential inflation will put pressure on commodity prices (ie things used in building materials) as the economy starts to stabilize and then recover.
 
     Any one or a combination of these components will tend to increase the cost of a new home. And remember, the time from contract to completion of your new home is one year plus.
